This page publishes zone-level analytics of the French Riviera's super-prime villa market — sales of €10 million and above — computed directly from DVF (« Demandes de Valeurs Foncières »), the official transaction register of France's Direction générale des Finances publiques. Figures cover villa (maison) sales of €10M and above, 2014–2025, in the Alpes-Maritimes (06) and Var (83). The €3M+ market in full is analysed on the main market page.

Methodology: transactions are de-duplicated at estate level (a multi-parcel sale is one transaction at one price); zones are defined at commune — and where relevant, cadastral-section — level; medians are used rather than means. Zones and communes with fewer than five recorded sales are not tabulated: a ratio off a thin sample is not a market read. Every figure is generated from a single canonical query against the register as published through 2025-12-29; none is entered by hand. Analysis: Elena Agueeva.

Market data

Across the Alpes-Maritimes and the Var, the register records 428 villa sales of €10M and above over 2014–2025, totalling €8.59 billion at a median of €15.1M. The recorded ceiling stands at €200M.

Saint-Tropez is the deepest €10M+ market on the coast (106 sales, €1.87bn), but the highest median belongs to Roquebrune-Cap-Martin at €20.0M — at this altitude, depth and price level are different leaderboards.

Super-prime sales are asset deals in the register only when they complete as property transfers: estates of this rank commonly trade in corporate form (SCI shares), which DVF never records — the true depth of the €10M+ market is therefore structurally understated.
