Our fees

Selling — seller's mandate. 6% of the sale price including VAT (5% before VAT at 20%), paid by the seller.

Buying — buyer's search mandate. Paid by the buyer, at the same rate, on the purchase price in the deed, excluding notary costs and any agency fee paid by the seller.
You pay no buyer's fee when:
— you buy a property we are selling for its owner; or
— the agency selling the property shares its fee with us.

Acting for both seller and buyer. French law allows an agent to hold a seller's mandate and a buyer's mandate for the same sale (Cour de cassation, 1st civil chamber, 9 April 2015, no. 14-13.501). When we act for both, we tell both clients in writing before the visit, and each mandate states who pays our fee.

Delegated mandates. When we sell a property under a mandate delegated by another agency, that agency's fee schedule applies.

Displayed prices. Prices shown on our listings include our fee, which is paid by the seller.

When fees are due. Only when the sale is completed before the notary. No retainer, file fee or search fee.

Commercial leases and business sales. 10% including VAT (8.33% before VAT) of [base], paid by [party].
