What the state register of property sales (DVF, published by the French tax administration) records across the hill and the domaine, 2014–2025
This report covers the Les Colles hill (Mougins, sections AR · AS · BA, wall to wall) and the gated domaine du Redon on its northern edge, which crosses into Mouans-Sartoux — 744 cadastral parcels, one market. One sale makes the point: in November 2014 a single property sold for €4.00M, and its land, thirteen cadastral parcels, lies in both communes. Five of the thirteen sit inside the area this report covers.
The cadastre counts 744 parcels, 505 of them villa-scale at 400 m² of land or more. Sales in twelve years touched 127 parcels — 83% never changed hands. At that pace, a villa here comes to market about once every 44 years.
The 139 qualified deeds total €341.5M; the median stands at €1.57M and 38 deeds reached €3M or more. The ceiling is the €24.00M sale of February 2023 on the chemin du Santon. 2025 has already recorded 10 sales for €43.2M, including the second- and third-largest of the twelve years, both on the chemin des Colles — and the state has not yet published the year's final months.
Split the twelve years at 2021: 67 deeds with a €1.23M median in 2014–2020, then 72 deeds at €2.02M in 2021–2025 — +65%. Since 2021 the median sale here runs at 2.3× the villa median for the whole Mougins commune (€894K).
26 properties sold twice or more inside the twelve years. The steepest climb is on the chemin du Santon: €3.98M in 2014, then €24.00M in 2023 — the largest sale of the whole series. Many of these houses were extended or rebuilt between their two sales, so part of each rise is the works, not the market.
In Provençal a colle is a hill. The hill's chemins (des Colles, du Santon, de Camp Lauvas, des Horts de la Salle) have no gate, no signs and no through traffic. The lots run to several thousand square metres, and the privacy comes from land, hedges and slope rather than from a guardhouse. On the hill's northern edge, the domaine du Redon is the opposite: a private allée behind a gate, thirty-two parcels in Mouans-Sartoux and thirty in Mougins. The hill and the domaine touch. The commune boundary runs between their parcels, and a villa on one side can have its nearest neighbour in the other commune.
The register treats the whole as one market: €341.5M through 139 deeds in twelve years, and a median up 65% since 2021. The ceiling — €24.00M on the chemin du Santon in 2023 — would rank among the commune's largest recorded villa sales of any year. The perimeter is drawn on the cadastre: sections AR, AS and BA of Mougins taken whole, all of section AV of Mouans-Sartoux, and the 30 parcels of Mougins' section AT within 30 metres of the private Allée du Redon. One sale often enters the register as several rows, one per parcel it touches; rows sharing the same date and price are counted as one sale, even across the commune line, so the thirteen-parcel sale of November 2014 counts once. That property also holds eight parcels in Mouans-Sartoux sections that the perimeter does not include; no figure here counts them.
