The Mougins zone — the communes of Mougins and Mouans-Sartoux together, villas (type Maison), DVF 2016–2025, estate-deduplicated. The golf-and-gated-domain belt in Cannes' immediate hinterland, as delineated in our registry: two whole communes, every price band.
Intelligence Analytics distills one market into its DVF metrics: every villa sale in the Mougins zone — the communes of Mougins and Mouans-Sartoux together — over ten years, read by transaction count, by transaction value, and through the register's 25 largest sales.
14 sales at €10M or above in ten years, crowned by €34.49M (997 De Pigranel, 2021).
437 addresses came back to the register within the decade, 330 of them higher — a median uplift of +30% between passages.
The median sale moved from €638K (2016–2020) to €815K (2021–2025) — +28%.
Sales at €3M+ carried 23% of turnover in 2016–2020 and 35% in 2021–2025.
2 675 qualified sales for €3.14bn traded across the decade — about 268 deeds a year, every band of the market.
This is the deepest market on our shelf: over 2,600 deeds and €3.1bn traded in a decade, from village houses to the guarded allées of the gated domains. The structure is the story — a broad, liquid base that turns over constantly, and above it a discretion market (Les Parcs de Mougins and its peers, mapped in our dedicated domain report) whose fourteen eight-figure deeds trade on privacy, single gates and land that cannot be re-cut. The two markets share one hinterland: golf at Cannes-Mougins, twenty minutes from the Croisette, and the pastoral silence buyers pay the premium for.
Two whole communes — Mougins and Mouans-Sartoux (dvf.zones MOUGINS).

Caveats. The zone is the two whole communes of Mougins and Mouans-Sartoux. Every figure rests on transactions individually qualified by the Intelligence Unit; the qualification protocol is proprietary. Records are mutations as registered; multi-parcel estates are grouped by date and price. DVF records asset deals only — SCI-share transactions never appear, and the top of this market commonly trades in corporate form, so its true depth is structurally understated. Land areas as recorded may cover only part of the conveyed plot and are not relied on. 2025 runs through the December DVF release.
2675 qualified sales 2016–2025, totalling €3.14bn (DVF, estate-deduplicated).
