The ceiling is the shelf's new summit: €200.0M on the boulevard du Général-de-Gaulle in 2019 — reported at the time as the sale of the storied Les Cèdres estate — with €90M on the same boulevard the year before and €85M at Saint-Hospice in 2022. The peninsula is the commune, and the commune is finished: one corniche in, three kilometres of cape, and never a metre of new shoreline again. At barely twenty deeds a year, scarcity is not the pitch but the arithmetic — and what DVF prints is the visible part only: at these altitudes ownership commonly sits in corporate form, and the register structurally understates the market's true depth.
