Riviera Comps is the property valuation and research service developed by Elena Agueeva Real Estate for its clients. It examines what comparable properties have sold for, the characteristics of the property you are considering and the official records that may affect its value or your intended use.
Within a buyer’s search mandate (mandat de recherche), the analysis establishes a price range to prepare negotiation, usually through an offer. It can also identify permit questions, planning restrictions and other matters early enough to influence the proposed price, the acquisition timetable or the decision to proceed.
The service is used within the agency’s mandates for Riviera villas and apartments from €3 million. An agent’s visit is required before valuation; communication of the written report is decided separately by Elena.
An agent of Elena Agueeva Real Estate always visits with or on behalf of the buying client before a valuation is prepared. The visit provides observations of condition, views, construction quality and finishes. These are considered alongside the documents available for the property.
The buyer’s intended use also matters. A home ready for occupation and a property bought for substantial alteration raise different questions. Establish the project at the start so that the research can identify restrictions or missing information relevant to the proposed acquisition.
The breadth of Riviera Comps comes from bringing transaction evidence, the physical property and its documentary history into the same assessment. Each source has a defined role and limits.

The official sources are public. The way the agency investigates the property, qualifies comparable sales and brings the evidence together is its own method. An unavailable online document does not establish that no restriction or authorisation exists.
Riviera Comps selects completed sales in the relevant local market and price segment. Sales are individually qualified under a proprietary protocol. The analysis examines differences in date, land, scale, position, views and condition where the evidence supports them.
Each adjusted value is calculated from a recorded sale price. The passage of time is assessed using evidence from repeat sales, and property differences are represented by explicit adjustments. The resulting values support a central estimate and a range, read alongside the depth of the comparable evidence.
The calculations are deterministic: the same selected data, assumptions and adjustment parameters produce the same result. The recorded prices and adjustments make the calculation traceable. Selecting evidence, assessing condition and deciding which comparisons are relevant still require professional judgment.
The seller’s asking price is excluded from the valuation. That gives the buyer and agent a quantitative basis for discussing an offer before comparing it with the seller’s expectations. The same method applies when the agency also holds the seller’s mandate; that role must be disclosed and competing interests addressed.
A thin market or unresolved building information can widen uncertainty. DVF excludes transfers of company shares, and its recorded building area is not treated as a verified measurement of a villa. Where evidence permits different readings of market movement, their effect on the range needs to be visible.
Comparing the visit with permits, planning records and risk information can bring potential issues into the discussion before an offer. An alteration may need its authorisation checked. A planning restriction may affect a proposed extension or use. A risk indication may require further investigation.
These findings give the buyer and advisers time to obtain documents, understand the issue and assess its effect on value or the acquisition schedule. They can avoid time spent on an unsuitable property or reduce the risk that a late discovery disrupts negotiations.
A missing permit in the available records does not, by itself, establish that works are unlawful. The research identifies questions for the French notary (notaire), lawyer, planning adviser or technical specialist to resolve. It does not certify compliance or the absence of defects, and it does not replace their examination of the acquisition.

The weighted mean of the adjusted figures is €18,034,000. The specimen’s central conclusion is rounded to €18,000,000, with an illustrative range from €17,200,000 to €19,000,000. That range is a valuation conclusion, not a statistically demonstrated confidence interval.
The time-adjusted column retains the specimen’s historical inputs: annual repeat-sale rates of −5.3% for 2023, +3.9% for 2024 and +18.2% for 2025, with an assumed annual rate of +3.0% carried into 2026. These are inputs to this dated illustration, not a current market forecast. The time-adjusted and final values are rounded to €10,000.
The analysis is used to prepare the buyer’s negotiation. Communication of the valuation document is at Elena Agueeva’s discretion, with preference given to exclusive buyer mandates. An exclusive mandate does not automatically guarantee a copy. Agree the information and documents to be shared when defining the assignment.
Where communicated, the report is prepared in English or French, in the language of the mandate. It presents the central value and range, the property’s identification, comparable evidence and adjustments, market context, points requiring investigation and the limitations of the assessment.
It is an agent’s opinion of value (avis de valeur), which does not constitute an expert valuation report. The professional code requires that distinction to be explained and any interest the agent holds or intends to acquire in the property to be disclosed.
