What the state register of property sales (DVF, published by the French tax administration) records across the six villages of one commune, 2014–2025
This report covers the whole commune of Courchevel: Saint-Bon and Le Praz on the valley side, La Tania on the western slope, and above them Courchevel 1550, Moriond and 1850. The 2017 merger of Saint-Bon-Tarentaise and La Perrière made them one commune, and this report counts the whole as one market — from village houses under €500,000 to the €133.80M sale of July 2025.
The three largest sales are recent: €133.80M on the rue de la Vizelle in July 2025, €89.10M on the route de l'Altiport in October 2025, and €65.53M on the rue de Bellecôte in 2023. A fourth, €60.00M, closed on the same street in 2021. No other French resort has put three sales above €65M into a public register in three years.
The 343 qualified sales total €1.14bn. The median is €798K; 81 sales reached €3M or more, and 19 reached €10M or more. 2025 is the largest year of the series: 37 sales for €356.9M, more than the seven years 2014–2020 combined.
Split the twelve years at 2021: 169 sales with a €637K median in 2014–2020, then 174 sales at €1.03M in 2021–2025 — up 62%. The top moved faster still: sales at €3M or more carried 59% of the value traded in 2014–2020, and 89% in 2021–2025.
38 chalets or houses sold twice or more inside the twelve years, each time on the same cadastral parcel; 29 sold higher the second time. On the route des Chenus one chalet sold at €10.00M in 2016, then €17.52M in 2023. Many came back enlarged or rebuilt between their two sales, so part of each rise is the works, not the market.
Courchevel is one commune made of six villages on one mountainside: Saint-Bon and Le Praz in the valley, La Tania to the west, then Courchevel 1550, Moriond and 1850 above them. The register covers the whole ladder: half of the 343 sales closed at or under €798K — village houses and family chalets — while 19 sales reached €10M or more. Those 19 sit on a short list of streets, most of them in and above Courchevel 1850: the rue de Bellecôte, the rue de Nogentil, the route de l'Altiport, the rue de la Vizelle.
The summit is new. Before 2021, the largest recorded sale in the commune was €10.50M, on the route de l'Altiport in 2020. The ceiling has since risen in steps: €60.00M in 2021 and €65.53M in 2023, both on the rue de Bellecôte, then €133.80M on the rue de la Vizelle in July 2025. The €89.10M sale of October 2025, back on the route de l'Altiport, stands second in the whole series. Among all the markets we track, from the Riviera to the Alps, one sale stands above Courchevel's ceiling: €200.0M at Saint-Jean-Cap-Ferrat in 2019.

Between two sales many chalets come back enlarged or rebuilt, so the price change includes the works, not just the market. One pair is left out of the ranking above: a parcel on the rue de Nogentil first recorded at €3,800 in 2024, then sold at €18.41M in 2025. A first figure that small is not a market price for a chalet, so no percentage is printed for it.

How these figures were built, and where they stop. The scope is the whole commune of Courchevel, created in 2017 when Saint-Bon-Tarentaise and La Perrière merged; La Tania came into the commune with that merger. The report keeps houses and chalets only — the register's Maison type; apartment sales, a large market in the resort, are not counted here. One sale often enters the register as several rows, one per parcel it touches; rows sharing the same date and price are counted as one sale. Every figure rests on sales checked one by one before entering any average. The register records sales of the property itself only: sales in company form (SCI, a French property-holding company) never appear in it, and chalets of this rank commonly trade that way, so the register understates this market's true depth. A few deeds carry token prices — one euro, or a few thousand — fixed in the deed rather than paid as a market price; they stay in the counts, and the one that reaches a table above is named there. Recorded built areas may cover only part of a property; no price per square metre is printed. The tax administration publishes the register in instalments; the 2025 figures cover what has been published so far, and sales registered late will appear in a later edition.
