The 431 qualified sales total €1.30bn — about 36 a year. For 2025 the register holds 34 sales for €113.8M, the largest at €11.97M on the allée des Vikings, and sales recorded late can still be added.

Split the twelve years at 2021: 204 sales with a €1.77M median in 2014–2020, then 227 sales at €2.45M in 2021–2025 — up 39%. Sales of €3M or more carried 61% of the money in the first period and 73% in the second.

One pair produced the record: €5.20M on the route du Planay in 2020, then €22.00M in 2024. Many of these chalets were extended or rebuilt between their two sales, so part of each rise is the works, not the market.

Megève is one commune and one market, from the Mont d'Arbois plateau to the Rochebrune slopes. High prices come from the whole commune: the 13 sales at €10M or more sit on 12 different roads, and every one of the twelve years recorded at least five sales at €3M or more.

The ceiling is €22.00M, set on the route du Planay in August 2024. Courchevel's ceiling is €133.8M, six times higher. The two communes are not comparable at the top, and a Megève figure set against a Courchevel one will always read low. The chalets that sold twice are listed below — 60 of them in twelve years, many extended or rebuilt between their two sales.

The route des Pettoreaux appears twice for a reason: the register carries two deeds for the same land, one in April 2017 and one in December 2017, at an identical price. How these figures were built, and where they stop. The scope is the whole commune of Megève — every hamlet, every price band; chalets only, the register's house type ('Maison'), so apartment sales are excluded. One sale often enters the register as several rows, one per parcel it touches; rows sharing the same date and price are counted as one sale. Every figure rests on transactions checked one by one before entering any average. The register records sales of the property itself: transactions in company form (SCI) never appear, and properties at the top of this market commonly trade that way, so the register understates the market's true depth. Recorded built and land areas may cover only part of a property; no price per square metre is printed. The 2014–2015 records carry no street address, so those sales are attributed by cadastral parcel. The tax administration publishes the register in instalments; sales recorded late can still be added to 2025, and they will appear in a later edition of this report.
